Modeling and Coordination
Spatial Coordination of the Mechanical and Electrical Services and Systems
within the building envelope and of underground utilities is specialist
work requiring technical expertise, an ability to visualize services in
their eventual 3D relationship and experience in minimizing interdisciplinary
conflicts on site.
Spatial constraints in ceiling voids, plant rooms and riser spaces require
that the Mechanical and Electrical Systems (Building Services) be coordinated
trade to trade and with the architectural and structural envelope of each
development.
Underground Utilities similarly need proper planning to ensure installations
can be constructed without interference.
From our Coordination work, Forssman’s experienced
coordination Engineers and CAD staff ensure that before work commences
on site, the Complete Combined Coordinated Services and Builder's Work
Drawings are available to guide the construction, fabrication and installation
works.
Forssman provides this service either as part of the
design phase works or during the construction phase and as such we work
either with the Clients' Consultants directly or with the General/Main
Contractor of the project.
Our approach, producing these drawings as part of the main contract start
up or during consultant design phase works, reduces lead-time on shop
drawing preparation. By minimizing the risk of interdisciplinary conflicts
on-site, costs are controlled and rework is virtually eliminated. Construction
quality is significantly improved by ensuring the work can proceed "Doing
it Right the First Time”.

4D Construction
The 3D model can be linked directly to a contractors
programme or schedule to create virtual construction sequences. In doing
so, we provide a 4D model which allows contractors and planners to easily
visualize a construction sequence and to develop effective method statements.
